We want to keep you informed on several important developments affecting our building.
BUILDING ENVELOPE INSPECTION
On June 18, 2026, Building Envelope Solutions, LLC conducted a water intrusion inspection at 1322 E. 12th St., focused on areas near the elevator shaft. Their findings are as follows:
- The existing sealant on the eastern elevation is in poor condition, with widespread deterioration. The holes and cracks in this sealant are determined to be the source of the water intrusion into the elevator shaft area.
- Sealant was only installed in the expansion joints of the eastern elevation. All other expansion joints lack sealant. This is potentially problematic but was determined not to be the source of the current water intrusion.
- Cracks are observed in control joints on the exterior walls.
- The roof appears to be in average condition, with no evidence of water intrusion.
ELEVATOR REPAIR
With the source of the water intrusion now documented by a qualified building envelope consultant, the Board is moving forward with the Schindler elevator PC board replacement. We are coordinating with Schindler to schedule the repair as quickly as possible and will notify the community as soon as a date is confirmed.
BUILDING-WIDE SEALANT REPLACEMENT
The inspection revealed that sealant deterioration is present throughout the building, this is a known lifecycle issue, as sealant typically lasts 5–7 years and our building is now six years old. The Board is obtaining a scope of work and pricing for a full building-wide sealant replacement. We will communicate cost and timeline to the community as soon as that information is available.
SPECIAL ASSESSMENT
The cost of the elevator repair, building envelope inspection, and related work has depleted our reserve funds. The Board will be levying a special assessment to cover these expenses. We will provide full details, including the amount and per-unit breakdown, in a separate notice in the near term.
